Please read them carefully before using Our Service.
This Agreement (“Agreement”) is entered into by and between Model Vacation Rentals LLC (“Company”) and the undersigned (“Client”). By signing this Agreement, both parties acknowledge and agree to the following terms:

Welcome to our Terms and Conditions! These boxes aren’t legally binding, you can use them as an aid for understanding the legal language.
1. Services Provided
The Company will provide virtual property management services as outlined in the package selected by the Client. Services may include, but are not limited to, the following depending on the chosen package:
- Smart Starter Package
OwnerRez PMS setup
Airbnb booking setup
Automation templates (messaging, check-in/out, etc.)
Dynamic pricing setup via PriceLabs
Listing optimization + photo guidance
Calendar synchronization + channel connections
- Core Management Package
24/7 guest communication (pre-booking, check-in/out, during stay)
Reservation & calendar management across platforms
Co-hosting on major booking platforms
Cleaner and turnover scheduling
Repairs & maintenance coordination
Damage claim support
Bi-weekly listing SEO + pricing review
- Brand Booster Package
Direct booking website (integrated with OwnerRez)
Social media marketing & weekly content posting
Email marketing campaigns
Brand story messaging
Monthly Facebook + Instagram content plan
- Premier Service Package (All-Inclusive)
Includes all services from Smart Starter, Core Management, and Brand Booster Packages.
All services are provided remotely.
2. Services Not Provided
The Company does not provide or take responsibility for:
Emergency or in-person visits to the property
On-site property management of any kind
Paying property taxes or local taxes
Paying or maintaining homeowner’s insurance
Paying mortgages or utility bills
Paying cleaners, handymen, or other vendors directly
Maintaining property permits and licenses with local authorities
Handling invoices or ensuring vendor payments are made on time
Collecting, storing, or processing client credit card or banking information
These remain the sole responsibility of the Client.
3. Client Responsibilities
The Client agrees to:
Maintain valid property insurance, licenses, and permits.
Provide accurate property details, photos, and house rules.
Ensure the property meets all health, safety, and occupancy standards.
Respond promptly to urgent issues requiring owner decision or action.
Supply the Company with current vendor contact information (cleaners, handymen, etc.).
Ensure funds are available to pay mortgages, utilities, vendors, and taxes on time.
4. Fees & Payments
Service fees are based on the package selected by the Client.
Setup fees are due at signing. Monthly management fees are billed on the 1st of each month.
Late or missed payments may result in suspension of services.
The Company does not advance funds on behalf of the Client.
5. Term & Termination
This Agreement renews month-to-month.
Either party may terminate with 30 days’ written notice.
All outstanding fees must be paid before termination is finalized.
If terminated, the Company will provide the Client with access to all guest communication records and listing updates within 7 business days.
6. Liability
The Company is not responsible for property damage, theft, guest actions, or compliance with laws.
The Client is solely responsible for ensuring compliance with all local, state, and federal laws, including zoning, tax reporting, licensing, and safety requirements.
The Company is not liable for utility failures, natural disasters, acts of God, pandemics, labor shortages, or circumstances beyond its reasonable control.
The Company is not liable for losses resulting from the Client’s failure to maintain insurance, permits, or timely payments for mortgages, utilities, or vendors.
The Company does not provide legal, tax, or financial advice. The Client should consult qualified professionals as needed.
The Client agrees to indemnify, defend, and hold harmless the Company, its employees, and agents from any claims, damages, or expenses resulting from the operation or rental of the Client’s property.
7. Confidentiality
Both parties agree to maintain confidentiality regarding property details, guest information, and business records. The Company will not sell or disclose Client information to third parties except as required by law.
8. Entire Agreement
This Agreement represents the full understanding between the parties and supersedes all prior discussions or agreements. Amendments must be in writing and signed by both parties.
